You will already have had many thoughts on what you want with your new house, to suit your lifestyle, to entertain, or to be a family home. All these are very personal decisions and are what will make your house unique. Briefing

We will arrange to visit your plot and have an initial briefing meeting for you to tell us all your ideas and aspirations for your new house, and we can explain in greater detail how Octagon Bespoke can meet these expectations. At this meeting we will also explain our fee structure for the design and planning stage of the scheme.

Design

A further meeting will be arranged where you will be introduced to our designers who will go into more detailed aspects of the design. During this stage we will have update meetings to consult with you on our progress and to give you the opportunity to comment on/and, if necessary, change the design! We will also arrange all the necessary surveys and reports such as a full topographical survey of the site and if necessary a wildlife and species survey. We will also agree the specification for the property.

Planning

When you have confirmed your approval of the design, we will submit the scheme to the Local Authority for planning approval. We will already have had some pre-submission discussions with the planner and hopefully within 8 to 12 weeks of submission you should receive consent.

Contract

During the planning period and using the proposed drawings we will calculate the cost to construct your house. We will explain your options with regards to the forms of contract open to you, and the contract will be formally agreed and signed by both parties. This will be the binding commitment and will contain the contract price, programme showing completion date, specification and payment arrangements.

Building Phase

Once planning has been granted and the contract signed, we will commence work on discharging the pre-start planning conditions. This will allow the actual demolition and construction phase to commence. During the build phase we will have monthly progress meetings with you to agree the valuations and take instructions on any variations you may require.

Completion

When we have completed construction and obtained the final certificates from both the NHBC and the Local Authority Building Inspector we will hand over the finished property. This will include a full explanation of how all the equipment works and a thorough inspection of the house by you and our building team. A list will be made of any snagging items and these will be addressed prior to you occupying the house.

After Sales

Octagon have their own in-house after sales team, which is renowned throughout the development world as being unrivalled. Our team are on hand to help iron out any problems that may arise and after 6 months, visit your house and carry out a thorough inspection of any snagging items that may have appeared since completion. Our service goes way beyond the industry norm and will include the repair of all minor shrinkage cracking etc.
